Behind The Staging of The Reserve at Campbell Creek Model - Q&A with Christen Derby

Welcome to the Heatherworth model at The Reserve at Campbell Creek. Staged by Builders Design, this model home showcases modern farmhouse aesthetics and will now serve as the central hub for all sales meetings for The Reserve at Campbell Creek and Millwood Landing. With options to choose from six Boone Homes floor plans or fully customize your home, this model is sure to provide inspiration for your new home. Below, learn more from Builders Design, Christen Derby, on the process of staging this model, design trends, and more.

Can you describe your overall design philosophy and how it influences your approach to staging a model home?

Staying on top of a myriad of trends, demographic needs and wants, and local market influences, we consider a whole host of style considerations for each unique project we take on. This includes considering your brand promise, style and positioning. As a homebuilder you offer choice, and you often service a wide variety of product lines for various life stages and needs. Merchandising is the aspect of homebuilding that adds color to the canvas. We use the latest colors, patterns, fixtures, textures and furnishings to create a deep sense of livability between the bricks and sticks and a sense of home second to none.

What inspired the design theme for our model home at The Reserve at Campbell Creek?

Our design scheme is inspired from the area in which the Reserve at Campbell Creek is located. Residents will be able to spread out and enjoy the outdoors in this peaceful community. The Reserve at Campbell Creek is a private retreat with spacious home sites, yet minutes from downtown Ashland, Randolph Macon, I-95 and highly ranked Hanover County Schools. This area has many unique shops, great food, rivers, trails, parks, historical sites and so much more that we incorporate into the overall feel of the model. All of this inspired us to create a modern farmhouse feel with warm woods, antique brass finishes and an earthy color scheme.

How do you choose a color scheme for the home? What role do colors play in creating the right atmosphere?

In order to choose a color scheme that is appropriate for a model we first need to understand our target market: What is the target demographic, where is the geographical location of the home, and what are the regional preferences. From there we refer to the latest color trends to create our final color scheme.

What are some key elements you always incorporate when staging a home?

First and foremost, we want to meet our builder’s vision for their community. We also consider a furniture layout and design style that compliments the home and enhances all of it’s features.

What trends are currently influencing your design decisions, and how have they been incorporated into this project?

BD annually does in-depth trend research to know what all the current and future trends are in fit and finish, furniture style, and overall color schemes. From the current 2024 design trends we have included the farmhouse style along with a mix of finishes, layered natural textures to create an acquired warm and inviting interior.

In your opinion, what are the most impactful rooms to stage in a home, and why?

Every room! We treat each and every room with the utmost importance. But if I must narrow it down the kitchen and family area are always the heart of the home, and every room needs to flow from there.

How do you stay updated with interior design trends, and how do you decide which ones to follow?

We work with a company called Sphere Trending to create an annual publication called In-Trend. Sphere Trending scours the globe for the latest and greatest and we come together to create over 80 pages of inciteful trend information. The decision of what trends are used is driven by the community location and target home buyer demographic.

What advice would you give to homeowners looking to emulate this staged look in their own homes?

Seek inspiration from magazines, websites, or social media that really speak to you. This can give you a map to create a cohesive color scheme and guide you in your furniture selections. You’ll want to invest in certain pieces that are timeless and offer durability and style. From there you can layer with other items to support the overall look.
