The first few steps:

First things first, our potential homeowners are able to explore our array of thoughtfully designed new home communities, each with its own charm and distinctive features. Whether you’re seeking a vibrant active-adult community or a serene suburban retreat, we have a community that will capture your heart. Once you’ve found the community that speaks to you, it’s time to choose the ideal homesite and floor plan for your dream home. 

Our portfolio of customizable floor plans offers a range of architectural styles and layouts to suit your preferences. As a semi-custom builder, we encourage you to make structural changes to your chosen floor plan, allowing you to shape your home to match your unique needs and tastes. You’ll be able to sit down with our knowledgeable Community Manager to review the floor plans, discuss your ideas and explore possibilities for customization. For those who choose to take their customization to the next level, our team at Boone Homes offers the expertise of our in-house architect, so if you decide to tailor your home extensively, our skilled architect will translate your ideas into detailed plans. 

The planning stage: 

Once you have selected your community, homesite and floor plan, it’s time to finalize the purchase agreement. Our dedicated team will guide you through this process, ensuring that all necessary documentation is completed accurately and efficiently. 

Next, during the plan review meeting, you will have the opportunity to meet with the Vice President of Construction to discuss the specifics of your project. This meeting serves as a comprehensive review of the neighborhood specifications, blueprint confirmation, construction timelines and any additional changes you may wish to incorporate into your home.

Once you have signed off on your home plan, we will initiate the process of obtaining a building permit, and our team will prepare and submit the application on your behalf, adhering to local regulations and guidelines. It’s important to note that the building permit application process may take up to six weeks, and during this time, our experts work diligently to ensure that all necessary paperwork is completed accurately and promptly, enabling us to move forward with your dream home’s construction. 

Personalize your home:

As you progress through the construction process, it’s time to bring your personal touch to your home. You will receive a Buyer Selection Book that outlines the various phases and deadlines for the selection process, and to guide you through this process, a knowledgeable Selections Coordinator will be assigned to assist you. Our homeowners have the opportunity to choose from a variety of appliance packages and will meet with Boone Homes’ trust cabinet vendors to make selections that align with their style and preferences. 

During the second selection phase, homeowners will choose interior paint colors, flooring options, plumbing fixtures, countertops and more in order to ensure that the interior space matches the vision they have for their home. Our final interior selection phase is where homeowners will focus on selecting lighting fixtures, specialty cabling options and carpet or vinyl flooring—all of the details that contribute to the overall ambiance and functionality of the home. As the final step in the selection process, drawings of the home’s exterior are submitted for architectural approval. This step verifies that the chosen exterior colors and the placement of the home on the lot align with the community’s design guidelines. 

Construction and checkpoints: 

Before construction officially begins, the building permit will need to be obtained and homeowners will have the opportunity to meet with the Vice President of Construction or the Superintendent responsible for the home to go over the home’s location, contract documents and any change orders to ensure that all of the information is accurate and up to date. Over the next few weeks and months, you’ll see your home come to life right before your eyes, and throughout the construction phase, you’ll have the opportunity to meet with the team a few times for a check-in. 

First is the electrical walk-through meeting where you’ll see firsthand the exceptional quality that goes into your new home, and you’ll meet with the Superintendent to take a look at the framing, electrical, plumbing, ventilation and heating systems. The next checkpoint will be during the pre-drywall meeting where you’ll be able to inspect the structural, mechanical and insulation systems before the drywall goes up in order to address any concerns you might have. From there, you’ll be able to get your utilities connected and transferred to your name as our team at Boone Homes will disconnect these services within three days after closing. 

The final days: 

Approximately seven days before the closing date, homeowners will have their final walk-through with their Superintendent to familiarize themselves with the features and operations of the home and see if there are any issues that need to be addressed before the closing date. The final orientation meeting will then be scheduled after all of those items have been completed, and homeowners will have the chance to go over the list once more and verify that everything meets their expectations. 

Finally, the closing day is here! Once all of the paperwork is completed, your Superintendent will meet you at your home to hand over the keys. Approximately 30 days after closing, our team also completes our warranty check-in where any issues or concerns you may have had arise after your move-in date will be addressed. This warranty check-in provides our homeowners peace of mind, knowing that our team at Boone Homes stands behind the quality of our work.
